Beachfront Gold Coast buildings should clean external glass every 4 to 8 weeks; inland commercial sites every 8 to 12 weeks. Ground-floor retail frontage generally needs weekly or fortnightly attention regardless of location.
- 1Coastal salt film means Gold Coast glass needs cleaning far more often than inland sites.
- 2Ground-floor retail glass generally needs fortnightly to monthly attention.
- 3High-rise external glass is a rope or EWP job with strict safety requirements.
- 4Left too long, salt and mineral etching can permanently damage glass.
Why coastal glass is different
Salt-laden air deposits chloride on glass. Combined with UV and moisture, it slowly attacks the silica surface, producing a haze that no amount of squeegee work will remove. Once glass is etched, the only remedies are expensive restoration polishing or replacement.
Buildings in Surfers Paradise, Broadbeach, Burleigh and Palm Beach are the most exposed. Sites at Robina, Nerang and Helensvale can safely run longer intervals.
| Building type | Distance from coast | Frequency |
|---|---|---|
| Beachfront retail | Under 500 m | Fortnightly |
| Surfers Paradise tower (low levels) | Under 1 km | Monthly |
| High-rise external facade | Any | Every 3 – 6 months |
| Inland office park | 5 km + | Every 2 – 3 months |
| Showroom / dealership | Any | Fortnightly |
Frequency by building type
Balance exposure against how much your glass contributes to first impressions.
- Beachfront tower or hotel — external glass every 4 to 8 weeks
- Inland office or medical — every 8 to 12 weeks
- Retail street frontage — weekly to fortnightly
- Showroom and dealership — weekly
- Warehouse and industrial — every 6 months
Visible haze on untreated glass by distance from the beach.
- Under 500 m7–10 days
- 500 m – 2 km2–3 weeks
- 2 – 5 km4–6 weeks
- 5 km +8–10 weeks
Access methods and safety
Up to about three storeys, water-fed pole systems with purified water do the job safely from the ground and leave no spotting. Above that, rope access or a building maintenance unit is required, with licensed operators and a documented rescue plan under Queensland WHS rules.
Always confirm your contractor's height safety licensing and insurance before any above-ground work — this is the highest-risk activity most buildings contract out.
Frequently asked questions
Can etched or hazy glass be restored?+
Light salt etching can often be polished out with cerium oxide. Deep etching requires pane replacement, which is why frequency matters on the coast.
Is rain a good reason to skip a window clean?+
No. Rain deposits airborne salt and dust and leaves the glass dirtier than before. Coastal buildings often look worst immediately after rain.
